The “months’ supply” of homes for sale considers the number of homes for sale and how fast they are selling. As you can see from the graph, the supply of homes for sale in Blaine MN 55434 and 55449 is down considerably. The current supply will last 2.8 month at the current rate of sales. That’s down from a high of almost 10 months’ supply in 2008. This shortage of homes for sale in Blaine MN has in turn driven prices up. Generally, I consider a 3 months’ supply or less to be a Seller’s market. While a 4 or 5 months’ supply is a balanced market and a 6 months’ supply or more is a Buyer’s market. In this graph, you can see the affect this shortage has had on the price per square foot. When supply is down and demand is either steady or increasing, this forces prices up.
