Can you believe it is Parade of Homes time already? Seems like just yesterday it was -10 below... Oh, yeah - that was yesterday wasn't it! It's looking like we may have a little bit of a late start to our real estate season due to the weather this year, but that's not likely to put a damper on things for long, just delay them a bit.

2013 sales were at their highest levels since 2005.

Consumer demand is strengthening, interest rates remain low, job growth is driving demand, and rents are rising. Sellers are facing much less competition and we are seeing multiple offer situations again.

Housing Market Update for Blaine MN 55434 / 55449Housing Market Update for Blaine MN 55434 / 55449 Supply and demand is definitely changing as you can see in the Housing Market Update for Blaine MN 55434 / 55449 below.

The “months’ supply” of homes for sale considers the number of homes for sale and how fast they are selling.  As you can see from the graph, the supply of homes for sale in Blaine MN 55434 and 55449 is down considerably.  The current supply will last 2.8 month at the current rate of sales.  That’s down from a high of almost 10 months’ supply in 2008.  This shortage of homes for sale in Blaine MN has in turn driven prices up.  Generally, I consider a 3 months’ supply or less to be a Seller’s market.  While a 4 or 5 months’ supply is a balanced market and a 6 months’ supply or more is a Buyer’s market.  We are definitely in a Seller’s market at this time in Blaine MN.  If you are even thinking of selling, give me a call at 612-54-SOLD-1 (612-547-6531) for your free Highest Price Market Analysis.

In this graph, you can see the affect this shortage has had on the price per square foot.  When supply is down and demand is either steady or increasing, this forces prices up.  There is a lot of pent up demand in Blaine MN and now that the economy is starting to rebound, prices are coming up as well.  If you are in the market to purchase a home, don’t delay as prices are expected to continue to rise.
